The Pioneer Collective is growing its presence in Seattle’s Belltown area with a significant expansion of its co-working facilities.

The company will occupy an additional 6,600 square feet located one floor above its existing workspace within the historic Guiry Schillestad Building, situated at 2101 1st Ave. Following this expansion, the total area will reach nearly 20,000 square feet.

The additional floor space formerly housed outdoor retailer Orvis, and before that, it was occupied by Urban Hardwoods. The building sits just one block away from Pike Place Market.

Founded in 2014, The Pioneer Collective was established by Christopher Hoyt and his wife Audrey Hoyt. Beyond this Belltown site, the organization maintains co-working facilities in Seattle’s Ballard neighborhood, at the West Canal Yards development situated near Interbay, and in Tacoma, Washington.

Christopher Hoyt, who serves as CEO of The Pioneer Collective, acknowledged in a press statement that despite difficulties
experienced by downtown Seattle, the Belltown area has proven successful for their business operations. He noted that the company has desired additional space at this particular location almost from the time they first opened, expressing enthusiasm about finally having the chance to grow.

The additional square footage will allow The Pioneer Collective to increase its meeting room availability and add more private office spaces suitable for teams ranging up to 10 people. The expansion project is currently undergoing permit review, with construction anticipated to start in February. The company plans to open the new space by late summer.

Within the national landscape, Seattle’s co-working sector holds the 14th position when measured by total co-working square footage. The city contains approximately 3.16 million square feet dedicated to co-working across roughly 160 different locations.

The expansion comes at a time when downtown Seattle continues to navigate various challenges, yet The Pioneer Collective’s decision to increase its footprint in Belltown demonstrates confidence in the neighborhood’s viability for co-working spaces. The location’s proximity to Pike Place Market and the historic character of the Guiry Schillestad Building provide distinctive features that differentiate this workspace from competitors.

The new private offices designed for larger teams will address growing demand from companies seeking dedicated workspace for small groups while still maintaining the flexibility and community benefits associated with co-working environments. The enhanced meeting room capacity will support both member companies and the broader business community in the area.

As construction plans move forward through the permitting process, The Pioneer Collective anticipates minimal disruption to current operations in the existing space below. The vertical expansion strategy allows the company to grow its offerings while maintaining its established presence and community in the building.

The late summer opening timeline will position the expanded facility to capture demand from businesses planning their fall workspace needs, potentially attracting both new members and allowing existing clients to scale up their space requirements within the same building.
