Shopify Enters Bellevue: A New Frontier in the Tech Rivalry with Amazon

E-commerce giant Shopify is establishing a new presence in Bellevue, Washington, marking its entry into a region dominated by tech competitor Amazon. The Canadian company has secured approximately 31,000 square feet of office space through a sublease agreement with Google at the 112 @ 12th building in downtown Bellevue.

The new office, scheduled to open in May, represents Shopify’s strategic move to tap into the Seattle area’s rich technology talent pool. The company is actively seeking to recruit engineering professionals to support its global merchant network, which serves millions of businesses worldwide.

This expansion places Shopify among more than 100 technology companies that have established engineering centers in the Seattle region, an area renowned for its concentration of technical talent, particularly in artificial intelligence. The company joins a recent wave of technology firms choosing Bellevue as their new home, including prominent names such as Zoom and OpenAI. Other notable companies like Snowflake, ByteDance, and Pokémon have also recently expanded their operations in the city.

The Eastside office market has seen positive momentum with several major companies, including WeWork, Salesforce, and eBay, renewing their lease commitments in Bellevue. Despite these developments, the area’s office vacancy rate stands at 20%, a significant increase from 5.8% in 2019, according to Broderick Group’s analysis.

The location choice is particularly notable given Amazon’s substantial presence in Bellevue, where the e-commerce leader plans to employ 25,000 people as part of its Puget Sound headquarters strategy. Amazon’s focus on Bellevue intensified following tensions with Seattle lawmakers over corporate taxation issues.

While Shopify and Amazon operate in related spaces, their business models differ significantly. Shopify provides infrastructure for businesses to operate their online stores, including payment processing and shipping services, rather than functioning as a direct retail platform like Amazon. However, the two companies have demonstrated their ability to collaborate, as evidenced by their 2023 partnership implementing Buy with Prime integration.

Shopify, which went public in 2015, has achieved significant success in the e-commerce sector, with its market capitalization exceeding $126 billion. The company’s fourth-quarter performance showed strong growth, with revenue increasing 31% to reach $2.8 billion and operating income of $465 million.

Operating under a remote-first work policy, Shopify maintains a global workforce of approximately 8,100 employees as of December 31, according to its annual report. The company already has a presence in the Seattle region, with over 100 employees based in the area, as indicated by LinkedIn data.

This expansion into Bellevue reflects the ongoing trend of major technology companies establishing or expanding their presence in the Seattle metropolitan area, drawn by its deep pool of technical talent and established technology ecosystem. The move also highlights the region’s continued ability to attract significant technology investment despite broader market uncertainties and evolving workplace dynamics in the post-pandemic era.

The company’s decision to sublease from Google demonstrates the dynamic nature of the commercial real estate market in Bellevue, where major technology companies continue to adjust their physical footprints while maintaining strategic positions in this key technology hub. As Shopify prepares to open its doors in May, this expansion represents another significant development in the growing technology landscape of the Pacific Northwest.
