In a significant strategic move announced Tuesday, Seattle-based real estate startup Flyhomes has divested its artificial
intelligence-powered home search technology to The Real Brokerage, while simultaneously receiving a strategic equity investment from the Miami-headquartered public company. This transaction marks a pivotal shift in Flyhomes’ business direction as the company narrows its focus to wholesale mortgage lending operations.
The deal, which was funded through cash by The Real Brokerage, involves the acquisition of Flyhomes’ consumer-facing home search portal and associated assets. While specific financial terms remain undisclosed, The Real Brokerage has indicated that the transaction is not expected to materially impact its financial performance.
Tushar Garg, CEO and co-founder of Flyhomes, explained that this strategic decision allows the company to concentrate on expanding its signature “Buy Before You Sell” financial product through a wholesale mortgage channel. This represents a notable pivot for Flyhomes, which has accumulated approximately $200 million in equity funding since its 2016 founding.
The company initially gained recognition for its innovative approach to real estate transactions, offering buyers upfront funding to enhance their competitive position in the market. However, recent years have presented challenges, with Flyhomes implementing multiple rounds of workforce reductions in response to rising interest rates and evolving housing market conditions.
As recently as last year, Flyhomes demonstrated its commitment to enhancing its home search capabilities through the acquisition of technology from ZeroDown, a San Francisco-based startup backed by OpenAI CEO Sam Altman. The acquired technology featured AI-powered tools designed to assist prospective homebuyers in their search process.
Current employment figures for Flyhomes remain private, though LinkedIn data suggests a workforce exceeding 200 employees, with a significant portion based in India. The Real Brokerage, which entered the public markets in 2021, will integrate Flyhomes’ technology into its existing platform to enhance the home-buying experience for both agents and consumers through AI-driven solutions.
The partnership extends beyond technology transfer, as The Real Brokerage plans to incorporate Flyhomes’ financing solutions into its One Real Mortgage subsidiary. This integration will provide The Real Brokerage’s agent network with access to more diverse mortgage products, expanding their ability to serve clients with flexible financing options.
This transaction represents a strategic evolution for both companies. For Flyhomes, it marks a streamlined focus on its mortgage lending operations, while The Real Brokerage gains sophisticated technology assets to strengthen its market position. The Real Brokerage, established in 2014, aims to leverage this acquisition to further simplify and enhance the home-buying process through advanced technological solutions.
This development comes as the real estate technology sector continues to adapt to changing market conditions and consumer preferences. The strategic realignment of Flyhomes’ business model reflects broader industry trends toward specialization and operational efficiency in response to market challenges.
The deal underscores the ongoing transformation within the real estate technology sector, where companies are increasingly focusing on core competencies while seeking strategic partnerships to maintain competitive advantages. For Flyhomes, this transition represents a significant pivot from its original full-service real estate model to a more focused approach centered on mortgage lending services.
