A new flexible workspace is coming to Seattle’s bustling South Lake Union area, as co-working provider Industrious announces plans for its fifth location in the region. The company will occupy nearly 19,000 square feet in Dexter Landing, situated at 1100 Dexter Ave. N., with doors expected to open in late spring 2025.

The new facility will accommodate 232 workers, from independent professionals to growing companies, featuring amenities such as complimentary breakfast, coffee service, snacks, and office supplies. Its prime location offers workers stunning Lake Union vistas and easy access to the neighborhood’s vibrant mix of dining establishments and businesses.

The expansion comes as major Seattle employers implement stricter return-to-office policies, including Amazon’s recent announcement requiring corporate staff to work on-site five days per week starting in 2024. According to Peri Demestihas, Industrious’s head of real estate growth in North America, the Seattle market continues to show strong demand for flexible office solutions as companies adapt their workplace strategies.

The project represents a collaboration between Industrious and two investment firms: Sabal Investment Holdings and Palisade Group. This latest addition builds upon Industrious’s existing Seattle-area presence, which began in 2017 with their inaugural location in Denny Triangle adjacent to Amazon’s headquarters. The company currently operates spaces at 400 University, in the University District, and maintains a presence in Bellevue.

Industrious, which was established in 2013 and headquartered in New York, has positioned itself as a premium provider in the co-working sector. The company’s global footprint now encompasses more than 200 locations across 65 markets worldwide.

The timing of this expansion coincides with significant shifts in Seattle’s commercial real estate landscape. As the office market continues to navigate post-pandemic challenges and evolving work arrangements, co-working spaces have emerged as an attractive solution for businesses reevaluating their real estate needs. This trend was recently exemplified by Portland-based Centrl Office’s entry into the Seattle market, taking over a former WeWork location in Capitol Hill’s Kelly-Springfield Building this past summer.

The Dexter Landing location’s strategic position two blocks from Lake Union places it in the heart of Seattle’s technology corridor, where numerous tech companies maintain significant operations. The area’s concentration of innovation-driven businesses and proximity to urban amenities makes it an ideal setting for Industrious’s latest venture.

This expansion reflects broader changes in workplace preferences and corporate real estate strategies following the pandemic. While some companies reduce their traditional office footprints, flexible workspace providers like Industrious are stepping in to meet the evolving needs of businesses and professionals seeking adaptable work environments.

The new location will incorporate the hallmark features that have become standard in premium co-working spaces, providing members with a professional environment that combines private work areas with collaborative spaces. The facility’s design will take advantage of its location, incorporating views of Lake Union while offering easy access to the surrounding neighborhood’s amenities.

As Seattle’s business landscape continues to evolve, with major employers implementing various return-to-office strategies,
Industrious’s expansion demonstrates ongoing confidence in the city’s commercial real estate market and the sustained demand for flexible workplace solutions. The new location will add to the growing network of co-working options available to Seattle’s professional community when it opens its doors next spring.
